Tenant Selection -
Extensive screening and reference checking assists in the careful selection of our tenants. The process includes employment confirmation, rental history check, defaulting tenant databases search, and confirmation of personal references. You will be consulted at the end of this process and have the final say on all decisions.
Inspections -
An Entry Condition Report is undertaken before a new tenant moves in. This thorough report covers the state of the property at that time as well as listing all inclusions. Routine inspections take place every 3 months, paying close attention to how the tenants are looking after your property, as well as advising you of any maintenance or improvements required. After each inspection, you will receive a written report detailing the results of the inspection. This keeps you informed and keeps your property well maintained. The Entry Condition Report is used to substantiate the condition of the property prior to the tenancy, and should alleviate any condition disputes.
Documentation -
LoanStar Realty prepares all the documentation required for a smooth transition between tenants. Included are Tenancy Agreements, Bond Lodgement forms, Entry and Exit condition reports, Refunds of Rental Bonds, photocopying of keys given, welcome letters, and any other paperwork needed. All documents are kept on file.
Maintenance -
Our comprehensive maintenance program will ensure that problems are resolved quickly by qualified, licensed and insured tradespeople at a reasonable price. All maintenance issues are discussed with you prior to approval. However, if any emergency repairs need to be done and we are not able to contact you, the maintenance will be arranged by us to rectify the problem immediately. Your investment is our priority.
Rent reviews -
LoanStar Realty undertakes regular market and rent reviews each time a tenancy is up for renewal or being vacated. On a periodic tenancy, rents are reviewed twice yearly with recommendations made to you in writing.
Payments & Statements -
Payments are made directly to your financial institution by electronic transfer monthly, enabling access to cleared funds. A detailed and easy to read statement will be forwarded at that time. A financial year statement is issued to you in July of every year giving a simple report of your income and expenditure for the relevant financial year.
Advertising -
The promotion and marketing of rental properties is an essential element used to target the best tenants available. Media advertising used by LoanStar Realty includes signage, newspaper advertising, office and phone enquiry and internet listing on realestate.com and our office web page. Plenty of photos and detailed descriptions can attract potential tenants. We may also have “Open for inspection” times where a representative of the office is on site with applications. Potential tenants are kept on a database that is matched with all new listings.
Rent Arrears -
Rents are checked on a daily basis for arrears. Tenants are called first, letters are sent and notices are issued all in accordance with the Residential Tenancies Act. You are kept informed at all times.
